Flying Dutchman RV Resort Rules

Park Rules

Flying Dutchman RV Resort is a privately owned commercial property designated for recreational vehicle guest use, offering spacious lot rentals which provide electricity, water, and wastewater utility services. In addition, each space includes internet access.


Our Rules and Guidelines are set forth in accordance with all laws of the State of Texas, Texas insurance requirements, and to ensure the safety and pleasure of all guests.

These rules are sent to you through the reservation portal when you make your reservation, and posted on the website. These rules are subject to change at any time. Guests are responsible for staying up to date on the rules.


Registration and Fees 

  Section A


  1. FDRV Resort is a daily, weekly or extended stay resort. Each guest is not guaranteed to be renewed the next month. Management reserves the right to non-renew any guest for any reason. 
  2. Fees are due on or before the due date whether it be daily, weekly, or monthly.
  3. As per Chapter 184 of the Utilities Code, an RV park may withhold electric, water or wastewater, utility services if the occupant is delinquent in paying for services until the occupant pays the delinquent amount.
  4. No refunds for shortened stays or cancellations once the fee has been collected. Cancellations are subject to fees.
  5. Forms of payment are Credit Card on file, Guest Portal, Check or Cash.
  6. Quiet hours are from 10:00 PM to 7:00 AM. Ensure machinery, TV, radio, phone, etc., does not emit sounds past your space.
  7. Management reserves the right to reassign lots at their discretion.


Safety

Section B


  1. The park speed limit is 7 MPH for guests and visitors. 
  2. Watch for children and pets! Slow the vehicle immediately.
  3. Speeding through the open gate could cause damage to the gate and/or your vehicle. If damage occurs to the gate, the gate pedestal, the gate code pedestal, fence, or any component of the automatic gate, repair charges will be the guests' responsibility and expected to pay in full. This includes guests and visitors. FDRV Resort will NOT be responsible for you, your vehicle or any one within your vehicle if you hit any component of the gate.
  4. If a guest or visitor continues to speed toward the gate, or on the property of FDRV Resort, a fine can be assessed for speeding. The guest is responsible for all their visitors.
  5. All commercial vehicles going to your site must register with the office – no exceptions.
  6. DO NOT give any code to Delivery Drivers of any kind. You can meet them at the gate or they can leave items at the office.
  7. Gate and Door Codes or site numbers are NOT to be put on delivery instructions. This is to deter delivery drivers from entering the park.
  8. DO NOT give any code to acquaintances, or any one that will not be visiting you on a regular basis. You can meet them at the gate.
  9. Any use of or carrying of illegal substances is grounds for immediate eviction. The possession, sale, or manufacture of illegal drugs or drug paraphernalia is prohibited. Any infractions will result in immediate eviction without a refund, including deposit.
  10. Aggressive or unwelcome behavior towards staff, or other guests may result in your removal from the park, or eviction.
  11. If law enforcement is called for any reason, FDRV Resort has the right to evict immediately and permanently without a refund including the deposit. If damages are incurred, the guest will be liable and charged for those damages. 
  12. Vandalism will be reported to local law enforcement. Eviction will follow.
  13. No firearms, BB guns, bows & arrows, or fireworks are to be discharged on the property.
  14. Parents are solely responsible for the conduct, behavior, actions, and safety of their children under the age of 18.
  15. Children under the age of 12 should be accompanied by a parent at all times within the park, this includes the office, laundry facility, and bath house.
  16. FDRV Resort reserves the right to refuse services to any individual or family at any time where safety may be a concern.


RV Space

Section C


  1. You may park in the designated areas ONLY. You may NOT park in sites next to you unless you pre-paid for that space. Extra parking is available in designated parking spots within the park.
  2. DO NOT drive or park on the grass! Any vehicle violating this rule may be towed at the owner’s expense and/or be charged a fee.
  3. Only one (1) RV is allowed per site.
  4. RV’s older than 2015 require management approval BEFORE entrance into the park. Email pictures to info@flyingdutchmanrvresort.com. If the RV is in bad shape upon arrival, regardless of previous approval from the picture(s), reservation will be cancelled or a plan should be in place for immediate repairs.
  5. Cutting of trees and plants is prohibited.
  6. Your site must be kept clean, including cigarette butts, beer/soda cans, trash, debris, etc.
  7. Trash is not to be left outside your RV; bagged or unbagged. Place all trash INSIDE the dumpsters inside the park. Dumpsters are located at the back of the park.
  8. Campfires are allowed ONLY in designated fire rings and placed on the concrete.
  9. Grills are permissible on the concrete only and need to be professionally covered while not in use.
  10. We are on a water conservation program – year round – do not waste water. 
  11. A water pressure regulator should be used.
  12. FDRV Resort reserves the right to refuse service to any guest based upon the appearance of the RV and/or its condition.
  13. All sewer lines must be hooked up with a sewer hose adapter and kept OFF the grass to allow for
  14. Maintenance and lawn care. A sewer hose “donut” or “L” connector is required. 
  15. If raw sewage spills onto the ground, the guest at fault will be charged a cleanup service fee, no less than $75 and will have 24 hours to correct the problem.
  16. Should FDRV Resort be fined for sewage on the grounds due to a leak, the fine will be imposed to the guest on the site from where the sewage originated. 
  17. All hoses must be on a support rack to keep it off the ground at all times.
  18. Leaking hoses are not allowed. 
  19. These need to be replaced immediately. 
  20. Replace your hoses at least once every six (6) months to ensure proper drainage from your RV.
  21. Should any water line have a leak, the water spigot at the pedestal needs to be turned off until the water leak is repaired.
  22. All hoses, and electrical cords are to be kept off the grass at all times. If any personal items interfere with maintenance and lawn care, a fine can be assessed. 
  23. A surge protector should be used at all times.
  24. Damages caused by you, your family or your visitor is YOUR responsibility and could assess a fine at management's discretion.
  25. Vehicle maintenance and repairs are prohibited on the property. FDRV Resort reserves the right to tow any non-working vehicle at any time and may assess charges to that guest.
  26. Minor RV maintenance is allowed on the premises if completed in a timely manner. If the RV needs major ongoing repair, it must be taken to an RV shop. Dispose of “repair” trash at the local waste station and NOT in FDRV Resort dumpsters.
  27. Clotheslines, visibly hanging clothes or clothing laying on the exterior of the RV is not allowed.
  28. Use of Solar Power directly into the pedestal is prohibited. Our pedestals are not designed to accommodate solar. 
  29. Electric Vehicle charging directly into the pedestal is prohibited. Our pedestals are not designed to accommodate EV Charging. This includes low voltage/amperage adapters.
  30. FDRV Resort reserves the right to remove guests and their vehicles for failure to pay the full amount owed or for failure to comply with the written rules and guidelines of the park.


Laundry Facility & Bath House

Section D


  1. Cleaning times are between 8:30am & 10:00am. A sign is placed on the door to let the guest know NOT to enter. Please be respectful of this time and NOT enter while these facilities are being cleaned. 
  2. Do not sit or allow your children to sit on the table in the laundry room.
  3. We will keep communal areas clean but ask that you help keep the Bath House and Laundry Facility clean after each use. 
  4. If something breaks, is dirty or needs attention, let us know so we can remedy the situation.
  5. Absolutely NO SMOKING, VAPING or MUDDY SHOES inside the Bath House, Laundry Facility or the Office. 
  6. PLEASE do not flush baby wipes, adult wipes, Q-tips, hygiene products or excessive toilet paper down any toilet. This is an expensive repair and cleanup that can be charged to the guest account.
  7. No food or alcoholic beverages in the laundry facility, bath house or office.
  8. Clean the dryer filter before AND after each use.
  9. Put all detergent, whether liquid, dry or pods into the detergent container and NOT directly inside the barrel of the washing machine. The detergent, especially the pods, can be pushed to the rubber seal and never have time to dissolve. 


Alcoholic Beverages and Drug-Free Environment

Section E


  1. Alcoholic beverages should not be readily visible in the park.
  2. Public intoxication WILL NOT be tolerated.
  3. All guests should not engage in or facilitate any criminal activity.
  4. Including but not limited to violence or drug-related activities.
  5. All guests are subject to criminal and sex offender history check at any time.
  6. In the event law enforcement is called due to a guests or visitors actions or behavior, the individual or family will be required to vacate the premises immediately and will be permanently prohibited from returning. All payments, including deposits, will be forfeited without refund.
  7. No alcoholic beverages inside the office, bath house or laundry facility.


Miscellaneous

Section F


  1. WiFi is included but NOT guaranteed. Available option to upgrade through our internet provider.
  2. Loud music, yelling, boisterous or drunken behavior may result in you and your party being asked to leave the park, as well as possible eviction. Quiet time is 10pm to 7am every day.
  3. Guests are responsible for carrying their own insurance for their RV and personal items.
  4. Furniture, appliances, mattresses, batteries, chemical products, electronics, flammables, fluorescent bulbs, hazardous waste or bulky items are NOT to be put inside the dumpsters or left outside of the dumpsters. These items must be disposed of immediately and not left outside of the RV. 
  5. ATV’s and UTV’s are prohibited to be driven within the resort.
  6. Staff members live on site. Please be respectful of their time after hours.
  7. FDRV Resort is considered a hospitality resort and not rental property.


Liability

Section G


  1. FDRV Resort management, ownership, employees, agents or staff do not and will not assume liability for loss or damage to guest property and/or injury to persons, pets, or visitors on the premises arising from the use of park facilities or caused by others while on the premises.
  2. FDRV Resort management, ownership, employees, agents or staff do not and will not be held responsible for damages caused by the Acts of God, such as, but not limited to, hurricanes, windstorms, tornadoes, earthquakes, rain, floods, lightning, flying objects, or falling limbs or trees, etc. 
  3. FDRV Resort management, ownership, employees, agents or staff do not and will not assume any responsibility or liability for theft, disappearance, fire, loss, injury or damage to any person or property.
  4. Each guest assumes full responsibility and liability for their RV unit and property, including the property of visitors.
  5. FDRV Resort is NOT responsible for any damages due to power surges or fluctuations.
  6. Each guest agrees to indemnify and hold harmless FDRV Resort management, owners, employees, agents or staff from any personal injury or property damage to any person or visitor arising from the use of any portions of FDRV Resort by the guest, their family, and visitors, or arising from the failure of the guest to keep their RV unit and property in good working condition.
  7. Management reserves the right to make necessary changes to these rules and guidelines without notice by posting the changes at the FDRV Resort office and/or website.
  8. Non-compliance with these rules and guidelines may result in removal from FDRV Resort without a refund including the deposit.
  9. Management reserves the right to refuse any reservation or move-in without cause.
  10. Management reserves the right to refuse service or enforce the removal of any guest for any reason.
  11. FDRV Resort rules and policies are subject to change without notice. 
  12. Governing Law. This Agreement is governed and contused in accordance with the laws of the State of Texas.
  13. Attorney Fees. In the event of any legal proceedings of any kind are instituted to collect unpaid fees, electrical charges or for possession of the RV Site, FDRV Resort may collect from Guest all reasonable costs and attorney fees incurred by FDRV Resort in pursuing such action.
  14. Waiver. FDRV Resort’s failure to insist on strict compliance with the terms, covenants, or conditions of this Agreement shall not be deemed a waiver of that term, covenant or condition, nor shall any waiver or relinquishment of any right or power at any one time or times be deemed a waiver or relinquishment of the right or power for all or any other times.

          

                                                            

THEFT OF SERVICE LAW:


ACCORDING TO TEXAS PENAL CODE SECTION 31:04 (b), any guest who leaves without paying for the site services or who refuses to pay for site services when due is subject to criminal prosecution. We are providing service hook-ups for your RV. We require full payment in advance and will prosecute any violations under the “THEFT OF SERVICES LAW”.


BY law, Flying Dutchman RV Resort is a service-oriented business and therefore, we do not have a landlord/tenant relationship/agreement with any daily/weekly/monthly guests. The resort will not be responsible for theft or injury occurring during your stay. We reserve the right to refuse service to anyone. The owner, management or office personnel of the Resort are in no way liable for any damage to the personal possessions of the tenants or their guests.


PET POLICY


Flying Dutchman RV Resort is proud to be a pet‑friendly park. To ensure an enjoyable experience for everyone—and to keep your pet, our guests, and our property safe—we kindly ask that you follow these guidelines at all times:


  1. All pets MUST be registered at the office. It is the guest responsibility to register ALL pets, new and old.
  2. Absolutely NO exotic animals allowed; including but not limited to, snakes, spiders or venomous creatures.
  3. RV guests are allowed two pets (at no additional charge) per RV site. Additional fees will apply for more than two pets, whether temporarily or ongoing. If you exceed the 2 pet limit, you will be charged a full month's Extra Pet Charge.
  4. Aggressive pets, whether big or small, are not allowed in the Resort. 
  5. FDRV Resort reserves the right to deem what constitutes aggressive behavior and aggressive breeds.
  6. If your pet becomes aggressive or lunges at a person or another pet, a muzzle must be worn outside the RV or you will be asked to leave.
  7. Absolutely NO pets are to enter FDRV Resort property if their owner is not a guest. No visitor pets allowed.
  8. If a guest needs to pet sit, that pet must be registered in the office and approved BEFORE entering the property.
  9. Excessive barking or noisy pets are not allowed.
  10. Service Dogs - Certification MUST be given at time of reservation.
  11. If your Certified Service dog is aggressive, a muzzle must be worn at all times outside of the RV.  
  12. No pets are allowed in the bathhouse, the laundry room or the office. NO EXCEPTIONS
  13. All pets are required to be under the control and visual observation of their adult owner at all times. 
  14. Pets are to be on a leash or in a pet pen whenever the animal is outside the RV. 
  15. Pets are NOT to be left unattended while outside. The owner must be on the property while an animal is left on a leash or in a pet pen.
  16. Pet fencing is allowed but must stay off the grass at all times and MUST be high enough to keep the pet from jumping on top or over the fencing.
  17. If any pet items or personal items prevent maintenance or lawn care, a fine can be assessed. 
  18. Owners of pets must be responsible and immediately pick up pet waste. A fine for pet clean-up will be charged to your account. If this is not addressed immediately or continues, heavy fines will accrue or you will be asked to leave without refund including the deposit. 
  19. We provide pet waste bags and receptacles throughout the park. 
  20. Pets may not interfere with the peace and quiet of other guests. If your pet is disturbing other guests, you will be asked to control your pet. If the issue continues, you may be asked to leave and no refund will be given including deposit. Fines can also be assessed depending on the severity of the issue.
  21. Cats may NOT roam freely in the park and must remain inside the RV or on a leash.
  22. Pets are to be up-to-date on all vaccinations.
  23. A dog park is provided. This is an off-leash area and all pet rules apply. 
  24. Glass containers or any type of food is not allowed inside the dog park.
  25. Absolutely NO pet bedding, clothing, toys, etc are to be put inside the washer or dryer machines. NO EXCEPTIONS!
