Flying Dutchman RV Resort Rules

Park Rules

Flying Dutchman RV Resort is a privately owned commercial property designated for recreational vehicle guest use, offering spacious lot rentals which provide electricity, water, and wastewater utility services. In addition, each space includes limited internet access.

Our Rules and Guidelines are set forth in accordance with all laws of the State of Texas, Texas insurance requirements, and to ensure the safety and pleasure of all guests.

These rules are posted in the office as well as on the website and are subject to change at any time. Guests are responsible for staying up to date on the rules by checking the aforementioned areas.


Registration and Fees

  • We ask that all guests please register at the office and pay all fees prior to parking in any spot. The office is located at the front of the park.
  • Failure to arrive without prior notice may result in a one-night charge.
  • Check-in is at 2:00 PM. Check out time is 12:00 pm unless prior arrangements are made with the office. Late check-outs may be subject to additional fees.
  • Refunds can be made on a case-by-case basis if proper notice is provided in writing to the manager with a legitimate reason for a change of plans to stay (such as being laid off from work, etc.). Please email Info@FlyingDutchmanRVResort.com.
  • RV's older than 2010 require management approval. Please email pictures to Info@FlyingDutchmanRVResort.com.
  • Management reserves the right to reassign lots at their discretion.
  • Fees are due when agreed upon, whether it be daily, weekly, or monthly. As per Chapter 184 of the Utilities Code, an RV park may withhold electric, water, or wastewater utility services if the occupant is delinquent in paying for services until the occupant pays the delinquent amount.
  • Flying Dutchman RV Resort reserves the right to remove guests and their vehicles for failure to pay the full amount owed or for failure to comply with the written rules and guidelines of the park.
  • Flying Dutchman RV resort will honor 10% discount for retired or active US Military, senior citizens (65+) and Passport America. *Applies to daily reservations only. Only one discount can be applied. Must call to get the discount.


Cancellations and Refunds


Daily Reservations:


  • $25.00 cancellation fee is charged for all cancellations with more than 24 hours notice.
  • No refunds for all one-night reservations if notice of cancellation is 24 hours or less.
  • One night stay is charged for all two to six night reservations if notice of cancellation is 24 hours or less.


Weekly or Monthly Reservations:


  • $25.00 cancellation fee for all cancellations with more than 24 hours notice.
  • $65.00 cancellation fee for all cancellations if notice of cancellation is 24 hours or less.


Refunds will be made on a case by case basis.


If the law, ie. police or sheriff's department is called on you, you will be asked to leave the premises immediately and permanently and you will not receive any refunds or deposits.

RV Space Rental Additional Rules

  • All sewer lines must be hooked up with a sewer hose adapter and kept OFF the grass to allow for mowing/landscaping. If raw sewage spills onto the ground, the guest at fault will be charged a cleanup service fee of at least $75.00 and have no more than 24 hours to correct the problem. After 24 hours, the park will correct the problem and bill the guest at fault, including labor charged.
  • Please remove all plants or objects in the grass that interfere with maintenance. All cords, cables and hoses are expected to be coiled and out of the way of the grounds crew.
  • Should any water line have a leak, it needs to be turned off until repaired.
  • Keep the assigned site neat, clean, and presentable. If the park is required to clean any site, there will be a minimum charge of $75.00.
  • Guests are expected to keep their RV’s exterior always maintained with a clean appearance. Washing your rig on a regular basis on site is encouraged. Should a guest fail to or be unable to clean their RV after a management request, it will be completed at the guests’ cost. We reserve the right to refuse service to any RV based upon its appearance and/or condition.
  • Park on your site or designated spot only. Vehicle maintenance and repairs are prohibited on the property.
  • There shall be no appliances kept outside, whether working or not. Non-working appliances must be removed from the property completely.
  • There shall be no clothes lines or clothing visibly hanging on the exterior of assigned lot/location.
  • All ATVs, boats and/or flat-bed trailers are prohibited.
  • Subleasing of any kind is prohibited. All guests must be registered.
  • Water pressure regulators and surge protectors are highly recommended.
  • Flying Dutchman RV Resort is NOT responsible for any damages due to power surges of fluctuations.
  • Please help conserve electricity and water and avoid waste.
  • Flying Dutchman RV Resort is not responsible for any US Postal Service, FedEx, UPS, etc. letters or packages.
  • No open fires, other than charcoal or gas grills.
  • Flying Dutchman RV Resort shall not be held liable for personal injuries or property damage caused or permitted by guests and visitors.
  • Only RV camping. Tents are prohibited. Sleeping in vehicles is prohibited.
  • Management reserves the right to refuse service or enforce the removal of any guest for any reason.

 

Waste Disposal

  • Dispose of trash in designated receptacles.
  • Gray water and sewage should be disposed of in sewer hookups. Do not dump gray water or sewage on the ground.


Laundry Facility


  • Be respectful of equipment and of other guests.
  • Please throw all trash, dryer sheets and empty containers in the trash.
  • DO NOT leave any belongings in the laundry room.
  • DO NOT overload the washers.
  • Only paying guests will use the washers and dryers.

 

Safety / Courtesy

  • The speed limit in the park is 7 mph. NO DRIVING OR PARKING ON GRASSY AREAS. Each space may hold two vehicles. Any additional vehicles must park in designated parking areas, never in the grass. Any vehicle violating this rule may be towed at the owner’s expense.
  • PLEASE watch out for children!
  • Parents are responsible for the conduct of their children under the age of 18. Children under the age of 12 should be accompanied by a parent at all times.
  • No smoking in office, laundry room or shower rooms. Please discard all smoking paraphernalia properly.
  • Quiet hours are from 10:00 PM to 7:00 AM as a courtesy to guests who work. Please ensure your machinery, TV, radio, etc., does not emit sounds past your space.
  • Please leave all areas cleaner than you found them. If trash cans need attention, please notify the office.
  • No firearms, BB guns, bows and arrows or fireworks are to be discharged on the property.
  • PLEASE do not flush baby wipes, adult wipes, Q-tips or hygiene products down any toilet. This is an expensive repair and cleanup.


Alcoholic Beverages and Drug-Free Environment

 

  • Alcoholic beverages should not be readily visible in the park.
  • Public intoxication will not be tolerated and will be dealt with in whatever manner necessary as needed and decided upon by management.
  • All guests will not engage in or facilitate any criminal activity, including but not limited to violence or drug-related activities. Any resident is subject to a criminal history check at any time. Flying Dutchman RV Resort reserves the right to refuse services to any individual where safety may be a concern.
  • If it becomes necessary to call the local authorities due to a disturbance of any kind, guests must vacate the property immediately without a refund.


Pets

  • Pets are limited to two (2) per site. Pit Bulls, Rottweilers, and any other type of aggressive pets are prohibited. Keep your pets on a leash at all times while in the park. Pick up after your pets and dispose of the droppings. Pets are prohibited from being tied or unattended.


Liability


Management/Owner assumes no liability for loss or damage to guest property and/or injury to persons, pets, or parties arising due to use of park facilities or caused by others while on the premises.


Flying Dutchman RV Resort will not be held responsible for damages caused by the Acts of God, such as, but not limited to, hurricanes, windstorms, tornadoes, earthquakes, rain, floods, lightning, flying objects, or falling limbs or trees.


Flying Dutchman RV Resort, it’s owner, manager, employees or agents do not and will not assume any responsibility or liability for theft, disappearance, fire, loss, injury or damage to any person or property. Each guest assumes full responsibility and liability for his/her RV unit and his/her property, including the property of visitors or guests. Each guest agrees to indemnify and hold harmless Flying Dutchman RV Resort, its owners, managers, employees or agents from any personal injury or property damage to any person or guest arising from the use of any portions of Flying Dutchman RV Resort by the guest, their family, guests and visitors, or arising from the failure of the guest to keep their unit and property in good working condition.


Management reserves the right to make necessary changes to these rules and guidelines without notice by posting the changes at the Park Office and on the website.


Non-compliance with these guidelines may result in removal from the Park with no refund. Management reserves the right to refuse any reservation or move-in without cause.


Every guest, by the posting of these rules and regulations, acknowledges their agreement and willingness to comply with and be bound by these rules and regulations.
